Founded in 2017 by Ryan Jackson and Michael T. Simon, Simon & Jackson Properties began as a hands-on single-family home remodeling business, specializing in full gut renovations financed and contracted by the partnership. S&J Properties manages all aspects of planning, development, and general contracting—from acquisition to leasing.
Since then, we have become the premier off-campus student housing provider at the University of Louisville, with over 30,000 square feet of new development serving more than 50 student tenants annually. Building on the experience and knowledge gained from these ventures, the company is now expanding into broader real estate opportunities, with a focus on delivering premium returns and high-potential earnings for our partners.

Ryan Jackson comes from a family with extensive entrepreneurial construction and property ownership experience. He earned his undergraduate degree in Accounting and Marketing, along with a master’s in accountancy, from the University of Kentucky. Having acquired his CPA during a 7-year tenure at Ernst and Young, Ryan honed his skills in accounting, finance, and project management. In conjunction with overseeing the student-living business he co-founded in 2017, he serves as a consultant to private equity firms, specializing in post-acquisition support. Ryan resides in Louisville KY, where he works to rejuvenate and develop his city.
Michael T. Simon was born and raised in Louisville, Kentucky—a city he strives to develop and grow. He is an entrepreneur, builder, and United States Marine Corps veteran. A graduate of the University of Louisville School of Business with a B.S. in Economics, Michael proudly serves the students of his alma mater with high quality and value at the core of the business he co-founded. He currently divides his time between his hometown of Louisville and Dana Point, California, where he lives with his wife and their beloved dog.
